Rome wasn't built in a day! After our trip to Wales and Norfolk to see the very best in rope-works and children's adventure parks, we returned to Istria full of plans and ideas! It was November 2009 and we set our sights on opening for June 2011. We produced a video compilation of the parks we had visited which we could show to the relevant authorities in Pula and in our council of Barban when asking for the various permissions required. In December we had our architect design the park on our, already urbanized land. The authorities in Pula had stated that all "money making" ventures had to be on building land! Later in December the Barban council told us how excited they were by our plans and we put in for permission to expand our urbanized land and to change all the other land into "sports and recreation" land which will enable us to expand in the future. (They disagree with Pula!) A business plan and cash flow plan for the first five years was produced to go with the designs and the video. The real work begins! The outlying land, currently registered as woodland, measures about 4 hectares, 10 acres, in total. This is mostly scrubland with small oak trees, spruce and hornbeam. We have been clearing all the scrub leaving the healthier and larger trees so that they can grow and in the future provide much needed shade, a haven for the birdlife, and to conserve the natural woodland. The land which is urbanized measures just over an acre and is in need of clearing, levelling, landscaping and then, when we are ready, the construction can begin. The land currently has large piles of limestone rock on it and we are crushing this to use for roadways and pathways. We need the rock to be very dry for this and the wind has to be in the right direction to avoid covering the local village in dust! So we have to wait for the right times to crush. We are fortunate to have a rock crushing machine, large diggers, front-loaders (JCB) and a large lorry. Huge amounts of work can be done by us which would normally cost a great deal. Because we have so much land we also have a supply of materials which would normally increase our outlay substantially. Please click to read on. |
